RPM offers pre-acquisition due diligence which includes the following:
- Visual inspection of all unit interiors and summary of condition of flooring, cabinets, counter tops, and appliances (with accompanying photographs).
- Overview of building exteriors with recommendations.
- Preparation of 12-month operating pro-forma.
- Review of lease files and property rent roll to verify accuracy of resident name, rental rate, deposit, and lease end date.
- Document employers of record and stated income for all residents.
- Document lease addenda in place and identify areas of concern or opportunity.
- Analysis of rental comparable properties with rate recommendations.
In addition, we will coordinate all third-party inspections and provide a full analysis of their findings.
